With our Fall market gaining momentum now is a great time to get out and start looking at new homes.  If you want to be in your new place before the holidays you should start looking in earnest.

According to Realtor.com, the average home buyers will visit 10 homes over 10 weeks’ time before they find “the one.”  In our areas, we tend to move a bit faster than the national average, with buyers taking around 4-6 weeks. Some may fall in love with the first place they see, while others need to check out multiple properties.

The average closing takes 45-60 days from the time you have an accepted offer to closing.  So if you start looking today and it takes you about 4 weeks to find your new home you will move in just in time to host Thanksgiving!

Mortgage Market in Review:

According to the Mortgage Bankers Association’s seasonally adjusted index, homebuyers are taking advantage of lower mortgage rates and a slow summer for sellers.  This has caused an increase in mortgage applications. Total mortgage application volume rose 2% last week compared with the previous week. Volume was up 69% compared with the same week one year ago, when interest rates were much higher. The week’s results included an adjustment for the Labor Day holiday.

Lower mortgage rates, combined with more moderate home prices and sellers whom have to keep their home on the market longer, are all bringing buyers back to the market. Mortgage applications to purchase a home increased 5% for the week and were 9% higher than the same week one year ago. More homes usually come on the market after the Labor Day holiday, marking an end of the summer slump. We’ll see what Fall 2019 brings, as consumer confidence in the economy has been waning.
